Timeline from Offer to Closing Day

You’ve found the home, submitted an offer, and it’s been accepted—now what?

For many buyers, the time between offer and closing can feel like a bit of a mystery. Understanding the timeline helps you feel more prepared, confident, and in control throughout the process.

If you're buying in Kalamazoo, Portage, or anywhere in Southwest Michigan, here’s what you can expect from start to finish.


Step 1: Offer Accepted (Day 1)

Congratulations—your offer is accepted!

At this point:

  • The home officially goes under contract

  • Key timelines begin (inspection, financing, etc.)

  • You’ll receive next steps from your agent and lender

👉 This is where the clock starts ticking.


Step 2: Earnest Money Deposit (Days 1–3)

Shortly after acceptance, you’ll submit your earnest money deposit.

This shows the seller you’re serious and committed to the purchase.


Step 3: Schedule & Complete Inspection (Days 3–10)

One of the most important steps.

During this time:

  • You’ll schedule a home inspection

  • Review the report

  • Decide how to move forward

👉 You may:

  • Request repairs

  • Ask for a credit

  • Or move forward as-is


Step 4: Inspection Negotiations (Days 7–12)

If issues come up, this is when negotiations happen.

Buyer and seller may agree on:

  • Repairs

  • Credits

  • Price adjustments

Once resolved, you move forward in the process.


Step 5: Appraisal Ordered (Days 10–20)

Your lender will order the appraisal to confirm the home’s value.

  • The appraiser evaluates the property

  • A report is completed and sent to the lender

👉 If the appraisal comes in at value, you’re good to go.👉 If it comes in low, you may need to renegotiate.


Step 6: Loan Processing & Underwriting (Days 10–30)

Behind the scenes, your lender is working through your loan.

This includes:

  • Verifying income and assets

  • Reviewing credit

  • Finalizing loan approval

👉 You may be asked for additional documents—this is normal!


Step 7: Title Work & Insurance (Days 15–30)

The title company will:

  • Conduct a title search

  • Ensure the property can legally transfer to you

  • Prepare title insurance

This step helps protect your ownership.


Step 8: Final Loan Approval (Days 25–35)

Once underwriting is complete, you’ll receive final approval (often called “clear to close”).

👉 This means everything is ready for closing.


Step 9: Closing Disclosure (3 Days Before Closing)

You’ll receive your Closing Disclosure, which outlines:

  • Final loan terms

  • Cash needed at closing

  • Breakdown of costs

👉 Review this carefully before closing day.


Step 10: Final Walk-Through (1–2 Days Before Closing)

Before closing, you’ll do a final walk-through of the home.

This ensures:

  • The home is in agreed condition

  • Repairs (if any) are completed


Step 11: Closing Day 🎉

The big day has arrived!

At closing:

  • You’ll sign all final documents

  • Funds are transferred

  • Ownership officially changes hands

  • You receive the keys


How Long Does the Process Take?

In most cases, the timeline from offer to closing is:

👉 30–45 days

This can vary depending on:

  • Financing

  • Inspection negotiations

  • Market conditions
